If you own a house in Aalst built before 2001, there's a good chance there's asbestos somewhere. Sometimes it's clearly visible, such as a corrugated roof or a shed at the back of the garden. But often it's hidden. In the cellar, under the floor, or in the adhesive of an old vinyl floor. It's precisely these hidden applications that require a professional approach.

Where we find asbestos in Aalst

Credim is a licensed asbestos removal contractor and operates from Stabroek, but we regularly work in the Dender region. We know the houses from the '60s, '70s, and '80s that are common there. A typical job? The central heating pipe in the cellar, wrapped in white hessian cloth with a crumbly white layer underneath. Many homeowners think it's just plaster. Until a contractor takes a sample and it turns out to be asbestos. No need to panic, as long as you don't disturb it. But during a renovation or a leak, you want it dealt with properly. Removing asbestos pipe insulation is then a job for us.

Old vinyl floors also often turn up, especially in kitchens and utility rooms of houses from the '70s. The vinyl itself is usually not the problem, but the black bituminous adhesive underneath. It's brittle and may contain asbestos. If you try to scrape it off yourself, you risk releasing fibres into the air. We remove the floor together with the adhesive layer.

And then there are the roofs. Asbestos corrugated sheets on a garage or a canopy are immediately visible. They are often weathered, causing fibres to be released at the edges. Removing such sheets is an asbestos roof removal job that we carry out using the right technique, whether it's a small area or a full industrial roof.

Which technique we use

How we proceed depends on the material and its condition. For a simple, firmly bonded sheet, a straightforward procedure may suffice. But as soon as the material is damaged or involves friable asbestos, we set up an airtight zone with negative pressure. That negative pressure is there to stop fibres from leaving the zone. We always work according to the three legally recognised techniques permitted by our licence.

Packaging and disposal

The asbestos we remove is wrapped in airtight foil of at least 100 microns. So you don't have to take it to the recycling centre yourself. We arrange transport and disposal to a licensed processing facility.

Removing asbestos and insulating at the same time

Are you planning to insulate your roof? Then combine the asbestos removal with the insulation work. This way, you may qualify for a supplement under the Mijn VerbouwPremie (My Renovation Grant). The conditions change regularly, so check the current amount on mijnverbouwpremie.be. We can already tell you whether your asbestos qualifies for safe removal.

Do you live in Aalst or the surrounding area and suspect asbestos in your home? Request a free site visit. We'll come by, inspect the material, and give you honest advice. No obligations, just clarity.

Good to know

An asbestos certificate is issued by a certified asbestos expert (ADI) and delivered by OVAM. Credim removes the asbestos indicated on the certificate but does not issue certificates itself.

Frequently asked questions

Can I remove asbestos myself in Aalst?
In limited cases, yes. Bonded, undamaged asbestos that is screwed (not glued or nailed) and smaller than 35 m² may be removed by yourself, but you must first submit a demolition notification via the Omgevingsloket. Once the asbestos is damaged, or it concerns friable material such as pipe insulation, a certified removal company is mandatory.
How do I recognise asbestos around my central heating pipes?
That white, crumbly layer around old heating pipes is often asbestos, especially in houses from before the 1980s. Usually there is a white jute cloth around it. You cannot tell with 100% certainty; a sample taken by an asbestos expert will give a definitive answer. Do not scrape or sand it, as this releases fibres.
What does asbestos removal cost in Aalst?
That depends on the type of asbestos, the quantity and the level of difficulty. A simple sheet is naturally cheaper than a damaged ceiling that needs to be removed in a hermetic zone. Request a free site visit and we will give you a clear price.
Can I take asbestos waste to the recycling centre myself?
For bonded asbestos, yes, provided it is packed airtight in foil of at least 100 microns. At the recycling centre, 200 kg per household per year is free. However, you may never take friable asbestos to the centre yourself. We arrange the disposal for you.
Is an asbestos certificate mandatory when selling in Aalst?
Yes, since 23 November 2022, a home or building from before 2001 must have an asbestos certificate when sold. The certificate is issued by a certified asbestos expert and delivered by OVAM. If the certificate indicates asbestos, you can call us in to have it removed.
